Home Renovation Permit

What Happens When You Renovate Your Home Without a Permit?

While navigating the various stages of a renovation can be daunting, learning about building permits can still pose countless questions for homeowners. As specialists in renovation projects, our engineers have put together a checklist that includes the most important questions to consider before applying for your building permit or other building related paperwork in Ontario. It's possible that you'll avoid obtaining the permit and hope to avoid getting caught. It's a choice that could have negative consequences in the long run.

To renovate a building in Ontario, you need a permit for:

  • Additional buildings that are larger than 10 square metres, or an addition to an existing one;
  • attached/detached garages;
  • structural changes (including excavation, air conditioning, plumbing, electrical work, etc.);
  • the construction of new single-unit dwelling units;
  • the finishing of previously unfinished spaces;
  • various modifications to the interior design including the installation of chimneys or other fireplaces during construction;
  • and the creation of swimming pool enclosures with over 60 rooms for swimming.

On the other hand, you WON'T need a permit for:

  • Replacing stucco, siding, or shingles with the same material
  • Replacing doors or windows without altering the opening,
  • Constructing fences (except pool enclosure fences)
  • Patching, painting and decorating
  • Installing cabinets or shelves
